    A quick back of the hand calc shows that capital growth of 2% p.a equates to a yield of >10% on an initial investment of 10% deposit + 5% for costs.

    So it's polling time: how have your properties fared, where are they located, how much growth have you achieved ON AVERAGE and over the past ~5 yrs?
