    Coastal: Did you put in my offer for $100k?

    Young REA: Nope, I decided it was too low. And a dog ate my homework...

    Coastal: Fair enough. Here's a deposit cheque with an offer for $95k and they can get the extra $5k out of your commission...

    That's not the case in NSW if the vendor has asked the agent not to present them with low offers. Agent can flat our refuse to accept it.

    I think it is the case across Australia but it needs to be with written instructions and stating a price.

    E.g. Don't bring any offers below $500,000 and not 'don't bring us any low offers' which is up to interruptions.

    Yep it's exactly like that. Written and specified amount.
