    I am finding the younger agents seem to get offended by offers below asking price.
    Dunno what their problems.. I would have thought its their job to negotiate.

    Made an offer for 100k on a property listed for 127k which needs about 20k of work done...****** agent refuses to negotiate as I low balled. My starting point is too low lol.

    The old sclool agents are awesome to do deals with.

    Tassie and anywhere with a 10k population base that will rent for $200+ per week that I can Reno and significantly increase its value.

    How ever I have bought under 100 k as well. I don't plan on doing it forever I am just building up equity / have been doing so for the last couple of years.

    Put in the offer you are willing to pay for the property.

    yup, just make many offers on all acceptable deals and youll get a bite. It works almost every time.

    Don't worry about the agent's attitude. By law they need to pass whatever offer to the vendor.

    Just keep offering whatever you think the price should be.

    Geez. I wouldn't have said an offer at $100k is much of a low ball when being marketed at $127k.
    You can't be that far out of the market...

    By law they need to work in the best interest of the seller. Communication with their seller is crucial, but this doesn't mean they are an order taker that has to write up every offer and present it to the seller.

    My recent commercial purchase

    Back in Jan the list price was $510k, I offered $480k
    The representing agent (one of three agents) actually laughed at me :mad:
    He told me it would take an offer over $550k to secure the property :confused:

    By March it had signed contracts, the buyer withdrew in early June.

    I signed with one of the other agents on 02/07 and settled on the 15/07 for $485K :D

    (I actually delt with all 3 agents in the end, the locals were terrible, the big city agent was not only the most professional, but by far the best communicator and politest ;) )

    STICK TO YOUR GUNS :cool:
    if they don't want to entertain your offer then counter, or move on, it isn't worth it.

    What are comparable properties selling for, sometimes they are using the 127k as the properties are worth 150k to spark interest.

    End of the day you play your game and they will play theirs, don't get offended just work with each individual regardless of age.

    Better condition properties are selling for 130 to 145 k. This needs work. But anyway, i have moved on to the next deal.

    Could it be one of those young agents who saw other people nake a lot of money in the boom

    They came across and thought it was an easy gig?

    List the property. Within 5 days have a gazillion offers above asking price.
    Tell the vendor to choose one.
    Sign. Make a million dollars

    All from behind his desk and a few keystrokea?

    $100k listing TAS doesn't have the same ring to it.
