You are gambling in Victoria if you purchase now in the NRZ

    Matthew Guy has announced that he'll restrict development to 2 dwellings only within the NRZ if the Libs win the upcoming State election. Sound familiar? That's because it was a Lib policy when he was Planning Minister. It got undone by Labour, who went on to implement the Garden Area restrictions instead.

    New Premier Guy will have it done within 100 days of being elected.

    Kinda good news if you only want to build two dwellings 'cos there'll be less new units competing in the market. Approx 800-900sqm blocks are the size to go for. Most Councils will find it hard to refuse on a yield of 1:450sqm. But bad news for large sites.

    I hope so!!! The concept of requiring a greater % of garden space as property sizes increase is insane.

    If I am looking at a block in NRZ Zone of 791m2 , would that work or is too small for 2 dwellings?

    Land area is only one, and really a very inferior calculation of yield. Shape, orientation, position of neighbouring houses, access, easements, sewers etc etc all come into play. Rule of thumb 1 house per 300sqm should be achievable, but it is a rough and conservative guide.
