I got no problems with her being a mentor but I'd rather be mentored by someone with success. I feel I already have the knowledge not to make the same mistakes they made through my current mentor who yes made mistakes but retired at 50 with a guess 10M dollar portfolio.

Good luck to her with her mentorship but I'd prefer to be mentored by a successful person. I would listen to her about the struggles and how she overcame them but mentoring is a higher level of teaching and understanding.

If the Sydney market crashes she will have plenty of customers who will want to know how to handle the situation, there's still mindset in picking yourself up..

Their mistake wasn't really mindset but strategy - a strategy of only buying capital cities and diversifying across states would have avoided it. Can't really blame them though when there were all these books and seminars by top gurus advocating regional property.

I don't remember the article, but did they have other properties too or were they all concentrated there?

The big banks will be reluctant to ever speak to you again but there's plenty that will at a bit of a premium after the bankruptcy is discharged.

Of course, for a couple of Million in debt, you'd never keep up with the repayments let alone recover. You wouldn't get the option of doing anything else.

Very true they sometimes over fluff a bit. I was in api mag twice in 2010/11. They portrayed me like a magician making 200k in 2 weeks when it was far longer than that.

I use their stats in the back though for educational purposes.

I dont mind some of the stuff in the mags. I always buy them. Whats with the feature stories on someone with 2 or so properties though? I don't find that very educational or inspiring.

I think stories of one or two ips help inspire newbies. Not everyone aspires to own 15 or more IPs. Obviously the mass have a specific target.

I love the idea of the magazines following up stories of interviewed feature-article participants from the years/decade previous. API has (I think) been around for 19 years now; they'd be the best one to go back and track down some previous feature article subjects.

    What didn't he say :)

    Eg
Prices are looking very exuberant in Sydney.
    What's happening is crazy.
Prices don't just rise, they can fall

The truth is that a large portion of the users on this forum will have little benefit with the exception of the back pages statistics.
That being said I think they still offer some decent information and insight particularly for beginners. Sad reality is that most "investors" will instead pick up the newspaper and read dribble every day instead of spending a couple of hours educating themselves.

That massive failure may not be something she actively advertises.
Is it RE mentoring or just life in general?

Yes.... I tend to flick through the mag now... I'm at a stage where I sometimes think, i'm doing better than the person they are writing about
    Absolutely. Can be inspiring.

If they do that instead of listening and acting on a spruiker's advice selling OTP, they are doing better than average... (as long as they arent reading advertorials!)
Good question... I hope the answer is how to make lemon from lemonade type mentoring... how to pick yourself up from after failure...
