    cheap or not cheap and whether it attracted the tenants due to being cheap or more likely NOT as Beanie has stated. The problem still has to be handled exactly the same.

    Beanie Girl, the last house I purchased was full of asbestos. It's value was close to $1 million. A house in a sought-after area can have asbestos. It's usually the older suburbs where the land is valuable. Even in a bad area, one wouldn't expect or put up with that kind of damage.

    Thanks for your post BK - what was the outcome of this? Did the tenant pay?

    Xenia, I've not heard back from the PM after our conversation, so I'm assuming that the tenant paid for the repair. It's interstate, so I've not been able to check it myself.

    I've got to say that my pm here where I live has fantastic communications skills. She is fast, efficient, gets to the nub of the issue very quickly, has lots of common sense and doesn't take any BS from a difficult tenant.

    Did you claim through landlord insurance or under content and building insurance?

    For the above bench top it was landlords insurance
