    If your owner is not keeping the property to a standard you want to manage, move them on. Its their property, we are there as an adviser and facilitator really in that regard.

    Would you really want to have someone telling you how you should spend your money? We are managing their property/purchase not being given power of attorney.

    If you have this issue then you need circuit breakers let alone RCDs. This thread sounds like a disaster ready to happen.

    Or you can wait until something happens ... covered under life insurance...!

    Make sure landlord is aware of coverage.

    The focus should always be on mitigating risk and providing a safe environment. Determining and apportioning blame and repair costs for burnt out power points or fuse casings is just a distraction from the real issue. Electrical safety is a maintenance item and occasional expense for a home owner in the same way painting and roof maintenance and smoke alarms is.

    I know many of the PM's I use will not take on a property for management unless it has a RCD.
