    Yeah, it has gone up heaps!

    As an example;
    Sold Price for 161 Wynnum Road North Wynnum Qld 4178 and
    Sold Price for 161 Wynnum North Rd Wynnum Qld 4178
    It may only look like a 32K increase, but if you look more closely, you will realise the land is half the size in the second listing.Yep, the person who bought it the first time around has managed to subdivide the back half of the block, and from memory it is going for 370K.
    I was actually looking at this one back in May last year and I believe it went under contract a day or 2 after listing.

    Here's another:

    The area still has plenty more growth in it, in particular over the next 2 years.

    Thanks for that reply, looks like the market has move substantially last couple of years.
    Do you reckon it has outperformed Rest of Brissy market?

    The other question is there any experts in here about subdividing block options. Looking at a 923m2 within 200m of walk zone. Only 15.8m wide, how many block could you divide down too, obviously after that Wynnum road example the money is non traditional splits at the moment 20m X 40m 800m2 seem to be no money in them

    I bought a block of land in mid 2014. A smaller block in a less desirable area just sold for 15% more than I paid.

    Was the block even sub divisible? That was a nice holding profit.

    This townhouse is selling at $719,000.

    Agent said no stock for some time now......

    700 for townhouse too much....imo....had a old townhouse offered for under 300k near station

    Wasnt selina was it.....on line ?

    No not Selina.

    Had a bank val a few months back which put the land at $400k. There's a house been knocked down on my street a month back, and another house being cleared for demo now.

    Plenty going on the area.

    Yes, the whole bay area from Wynnum down to the creek at Lota is transforming, would not mind living there one day....

    Bayside suburbs, hype hype hype!! Best climate in Brissie. .. beautiful views. ... why not keep this all quiet so we can just enjoy it.... :cool:

    Hmmm... That has a very nice ring to it..... Then I'd probably short term rent it out when I'm not using it, make a killing doing that and enjoy the ownership of it myself with it too....:D:p#alwaysfindingadollar?
