Anyone who has got into the property game in this cycle are thinking, wow how easy is this! The next 2-3 years will reveal who actually did their numbers before their purchases.

Not really, but have found my little niche that will keep delivering regardless of what the market is doing.

Currently hunting in the Geelong region.

Been bidding at Auctions and losing by 5k, sometimes even losing by 50k. Sometimes they get passed in, sometimes sell at reserve and sometimes being sold 150k over reserve. All of which mind you, are unreported in the auction results for domain/realestate.com.au

Buy it and build it cheap near or coming infrastructure.

For example the Trillium purchase was on the back of Stockland development...the price differential even back then was 50k.....that did not make sense.....so the end value on my 301k product is now over 450k....and it rents for 365pw....this is positively geared...as I also fixed rates at 3.79%. I am about 2-3k positive plus depreciation.

Just saw a new release puts this at $215k for the same product in the same estate not facing a wetland so could add another $10-15kfor the view being of a wetland rather than another house.

    304m2 land and 172.48m2 home (18.57sq)

10.5m frontage boundary to boundary garage and master bedroom and b2 then house steps in 1m both sides.

Was on the market for 24 hours... prob could have got more if I was happy to wait but had immediate interest unconditional sale 30 day settlement. Price is more than I expected so not complaining.
