NSW Would you rather buy a really nice place in Redfern or less nice place in Surry hills or Chippendale

    Hi just trying to decide if it’s better to buy an above average place in Redfern (little land) but nicely done or an average or less than average place in Surry hills or Chippendale. Which one is more likely to appreciate in 5-10 years?

    Assuming its a PPOR. Do you feel safe walking along the street? Do the neighbours like living there?

    All Surry Hills, Chippendale, Redfern is close to the city so I think it comes down to feel.

    Also, will you have a place near home to park a car?

    The house has a car park but I am not sure how I feel about the place. The auction is tomorrow. I am not sure if we should buy in Redfern or else where. Our budget is 1.45m

    Redfern - still has some gentrification to go and its on a main train line + the new Metro line down on Botany Rd (Waterloo).

    The suburb has changed a lot in the last decade.

    Definitely. I just wouldn't want to be too close to the commission housing tower buildings though. Everywhere else is ok!

    The place you are looking at looks like a newly built two bedroom, and for that reason alone I (personally) wouldnt buy it. It looks nice and flashy so Id happily rent it, but buy? no thanks.

    If the auction is tomorrow and you are asking a forum about the idea of spending $1.5m on something you are unsure of then you have already answered your own question.

    Can I ask why you wouldn’t buy a newly built two bedroom house. It is a Torrens Title and comes with 40 metres of land? Do you think it will depreciate. Yes I am in two minds but my parents are convinced it will double in price in 5 years.

    It does have a car park space but only for a very small car. How much do you reckon it’s worth? Like what would you personally pay for it max...

    Totally go for a less than average place in Chippendale. Less chance of getting stabbed than in Surry Hills or Redfern. Read the crime statistics. Educate yourself!

    Nah never. Chippendale for life. Never lived anywhere else. Try to avoid even leaving the suburb. It's got everything you could ever want.

    Also that house you looked at is on almost no land. I reckon land is worth $600k, building worth $300K, add the two and you got the right price.

    Hi! Not for me to say how much to pay for it. But the positives are that it has the carspace/s, it is northfacing, it does appear to be in a very convenient location. Whether to buy it, it's up to you. Wondering if you think the storage is adequate. The pictures kinda makes the home to be multi level apartment like, but neighbours only to the sides, not above and below.

    For your budget have you thought about a terrace in Alexandria?

    Probably wont get a car space for that price though... look for streets within the Golden Triangle (Mitchell - Swanston-Henderson) and the rectangle west of Botany St ( Botany - Henderson - Buckland - Mitchell)

    Close to the same Train + Metro lines, with a better "feel".

    The Turner St property is very apartment like, as Gockie mentioned.
