VIC Would you lease to social housing

    I have just been offered 12 months rental in advance on a 2 year lease via an agency called EACH

    The rent is as per the market…..no advertising fees etc

    Too good? What are the pros vs cons

    Lease would be via a government agency called EACH

    pls help

    I would. One of my friends has been renting to social housing for last 8 years (NSW) and has not had any issues. Agency is pretty good with maintenance and repairs as well although I don’t know which one

    Have rented to social housing before, good and bad experiences.

    good is that rent was always paid on time and they are responsible for repairing any damage. Generally dont argue about it.

    bad is if the tenant really has issues. Had one that damaged stuff and scared other people in the property.

    The place is a free standing home and would be leased to a family.

    The place has been fully renovated and is in a good suburb.

    Did you have any issues increasing rents given the 2 year lease? I was thinking of increasing rent after 6 months

    Do they disclose the tenant profile (if requested)?

    Lastly, did the agent hand the property back in a great condition after the term of the lease??

    Just treat it like any other rental. They are paying market rates, and generally hand the property back in good condition. If you are concerned take out LL Insurance.

    If they're Govt funded, review will be to CPI (it's covered in the lease), you still have to provide notice.

    Tenants are generally good

    Agency makes the payment, tenant pays the agency, agency may discount the rent to the tenant but this doesn't affect you.

    You will have to abide by the Lease you sign.

    Best thing about this is that you will always get paid 100% on time.

    My PM received an application from Haven Home Safe a homelessness service agency.

    wanting to hear from fellow PC members if you have dealt with them before?

    Head Lease Program – Haven; Home, Safe

    Head leasing refers to properties that Haven; Home, Safe (HHS) lease in the private rental market and then sub-lease to clients that have been approved for social housing.

    Government funded head leasing arrangements provide HHS with the opportunity to house clients where the demand for housing exceeds the availability of HHS owned stock.

    Under a head lease arrangement, there are two active leases in place:

    • One lease is between HHS and the private landlord/Real Estate agent, and;
    • the other lease is between the HHS and the client.
    The Residential Tenancies Act applies to both leases.

    Many years ago I had a block of units that were leased to the Aboriginal Housing Department in a Regional area. No issues with it at all.
