We've put an offer on a new PPOR - but this is next door. Pros: Quiet neighbours! Provides for very interesting and quite lovely views from the windows Has character/heritage listing - would only be demolished if deemed uninhabitable - from the outside at least, it looks sound and restorable Cons: Low maintenance Chance of pests (its one block in a built up suburb - snakes seem unlikely - rats/mice/roaches - sure) Curious/kids/squatters Large block with rear access - can build rear townhouses which will intrude on our privacy Thoughts? Effect on price?
Uhh.... any squatters in it? In general I'd feel a bit unsafe ... which might be useful for your negotiation. No plan from owner to do anything on the lot?
Nope - it's all boarded up and in a blue-chip street in a popular inner city suburb. The elderly owner has a handful - they are all in the same suburb sitting neglected. Apparently in his 80s. I would looove to buy that old house. Some TLC on a great big block = permanent family home
Can you approach him to buy it? I wonder if he (possibly his family) is allowing it to fall down so they can build townhouses.
Even with the 2 old original hardwood post that house is still very level, and with the old rovers in the front and side and the way the front entry is set makes one wonder what cars are under the house and what's inside, would not worry me 1%,because they only downside would be as that looks like a large block when they remove that house what will be built..
If deemed uninhabitable? I'm sure the family members who will likely inherit it could arrange for it to be so.. What is the zoning for the block? That would determine my answer. I know a family in Morningside with a lovely Qlder on a huge block, the house has been upgraded and extended. 2 blocks down there is a multistory residential development. The adjacent property owners have little privacy now and less morning sun. The family we know were luckly, their neighbours were not.
Just think @Bran, if you buy the one that you're after, you too can board it up and have a classier suburb. Beat the Jones's in the race to the bottom.
That would be my dream purchase too.. very nice looking house. It is very strange why he'd keep them bordered up? If he really want to knock it down, you'd think he would have done it already? At 80 he's not getting any younger.. I'd feel comfortable buying next door. The photo does show the house plumb, so if it we to be condemned they'd have to introduce some white ants with metal teeth
It will eventually be developed, as long as its not going to be apartments I would not care less. Shame though looked like the house had some character, but sadly would be hard to restore now.??
Build a big fence. Pro- is you'll get yours for cheap if other interested buyers are also put of by the shanty next door
My automatic reaction would be a big thumbs up. However it’s lucky you know the story of the owners for this one which gives confidence. A mate of mine bought his dream home next to one of those in a millionaires row over Paddington way. A very strange rooster occupies it – allegedly a lawyer that wont mow or maintain anything and often roams around the yard in the nude. Worse still he never wants to sell. Very disconcerting for my mates young family. I'm sure you couldn’t be that unlucky Bran.
