    These are the usual indicators to move on. Good PMs are always reachable and help you handle/solve problems (and that's why they're being paid! Not just collecting rent ) rather than creating problems for you.

    I have had experience with terrible PMs and also very good PMs in SEQ. You just happened to have picked 3 really crappy PMs in a row. One way to avoid this is to go to meet up and ask around - most people would be very open to referring good PMs and their current experience. That's how I learn to pick my PM nowadays - fellow property investor recommendations only!
