    Hey mate,

    Just wanted to clarify - 6 bedroom + 1 media room.

    5 BR + 1 MR is quite common in new build homes.

    As I am going for Knockdown rebuild with so much ad-hoc expense, building a small 30 - 35 square home does not make sense. I was trying to design something which will be quite common in luxury homes in 10 years down the line.

    Only challenge I can see, resale value for a 50+ square home in Baulkham Hills. I have seen only few homes which are sold in the range of 2.7 to 3.2mil in Baulkham Hills. However, in Kellyville is quite common.

    Thanks mate for sharing your view.
    Additional mortgage not a good thing. However, should be fine, considering owner occupied interest rate does not cross more than 4.5% in next 5 years.

    I am also bit nervous in signing contract. Hence we are evaluating the pros and cons.

    Build cost has gone up exponentially in last 1.5 years due to covid.

    Although I have noticed number of Knockdown rebuild projects happening around Baulkham Hills.

    800k for 52sq is bit low, $ 1650 per sqm. It will be low spec home. $2000/sqm + will be more realistic price...

    Have some contingency money if builder go bankrupt...

    If I am in your position I would seriously consider kdrb . I would go for it if financed permit . Also Buying and selling involves quite significant transaction costs and you might still not find your dream home.
    Good luck with building your dream home. Do keep contingencies on money and time front as dream projects take time.

    Go for it mate. Brand new house with big land in a good suburb is deam for lot of people. you can also save buying and selling costs which is lot of money.

    We only live once :)

    For sale - $ 1.4m - $ 1.45m
    Cost base atleast $ 1.7m ( rendering, paint, stamp duty, legal, agent etc)

    $ 300k loss in 7 months.

    Good time to buy was 10 years ago, 2nd best time to buy is right now. Value double every 7 years.

    I reckon hills is in for a 30% correction. So is the SW like Oran Park

    Definitely a correction but I doubt it'll be blanket 30% though. The properties that are selling that low are mostly undesirable (old, location etc). The better ones are holding the value quite well.
    A good time to get some bargains.

    True....but even better ones will come off if sold as people's borrowing capacity not there anymore. So if someone sells the product gets repriced.

    Yes Quick sale, But I feel buyer paid bit more than current market as only 3Bed , 1Bath, WH school cacthment and lot of work required to move in. Still free money flowing
