There is a mine near Blaney that will open soon. More good news for Orange folk. I used to live there, great town.

Nah...not technically, but if you have a car, it would only take the same time as a few hundred metres drive in Sydney :)

He must be doing Nth Orange.....UNI is close to there......it is also a large lump of land.

But if you a buying residential investment property and want outstanding performance especially in regional areas, you buy where tenants don't need a car, other wise you are buying a house to subsidise some-one. If you buy where you need a car it should be commercial property and that can give outstanding performance too in regional areas

Until regional hospitals improve drastically, I cannot see it happening.

Self-driving cars, if they can get around Kangaroos, are going to be a boon in regional areas.

^This. All the trendy spots on the south coast like JB, Kiama, Mollymook have desirable areas, including headlands with the highest priced houses, not all of the higher price housing areas also have walk to shops. Some do, but not all. Wealthy Boomers love a view and they love to walk to and along the beach from home but seem happy to jump in the X5 for 5 mins to get to the supermarket, or grab a meal or meet someone for coffee.

All the more working class regional areas I operate in have suburbs full of trades who all drive for work anyway. I do like buying old homes on large blocks close to CBD of regional towns for infill subdivision and gentrification when coffee culture arrives but the cashflow isn't great short term so it only suits certain buyers. Its a bit narrow to suggest you can only do well without a car when 99% of the local population use one as second nature. You just get used to it given the public transport options are so limited. I love to spot capital growth trends but I am not sure that is one of them in all cases.

People have cars, but like anything, there is appeal to be close to CBD.

In Nth orange, they have a second set of shops and Mcs etc, so it is not a big deal, but it is going so far North, you can be a long way from the CBD, I would avoid that myself.

We looked for some near CBD, these markets crash really hard when they come off, they have all got too pricey again, but when no interest, you can get close to CBD for similar money to other plain jane areas.

There are some locations though that are sought after, North Orange is not sought after, it is the eqv of McMansions at Oran Park for example, nothing wrong with it, but nothing special either, but it does have the shops.

    Re read.

    30% mmm yeah, nuh, .......

Orange was doing about 2.5%... , in the article says 6.6 , anyway, it has gone up, but it has done for a couple of years now, so it will be slowing soon I would expect.....but here someone will chime in saying no, cause they wants you to buy a product, somehow everywhere else will be subject to lending changes, but no no no, not Orange. We will see one the moving from Sydney stops.

All well and good to look at flash stories where the local salesmen tell you how great it is, if you believe someone who has a heavy vested interest without verifying everything yourself, well, your easily led would be my take.

Plenty of places sold for less than prior owners paid, does that equal 2.5% and only one negative year in 30.....maybe there is more than meets the eye, check into things properly.
