Will Adelaide (SA) surpass Perth (WA)?

    Do any of you think Adelaide will catch up to, or perhaps surpass, Perth and SA will be on pace with, or even overtake, WA in the future, thanks to Perth's remote position (dubbed "the world's most isolated city") and the current flourishing in Adelaide?

    No.

    Unless major mineral deposits are found in SA which drove a huge boom in the resources sector of that state, Adelaide will never catch Perth - there's simply not enough economic growth there compared to WA.

    There are other industries which could have a positive impact on the SA economy - defence technology, shipbuilding, space/rocketry, etc. - but none has the global demand that resources has and that's what keeps WA growing.

    Adelaide, Perth and brissy were once the same size.

    Adelaide has an issue, desert, water, etc

    Nice place always stagnating in comparison.

    And the Vic s are still ******* in the river! Makes water issue bigger.

    I thought I read that for commercial real estate investment or development etc that there is no stamp duty to pay? That has to be some incentive. Not really enough job creation happening as well but a fantastic place to live and visit.

    Never say never @Simon Hampel (or James Bond) but I agree would appear unlikely

    Only if Adelaide becomes a western suburb of Melbourne.

    It doesn't have the same things going for it as Perth other than location, a north-south railway to Darwin, Coopers & untapped tourism.

    whats interesting is Tassie has now a higher median than Perth. How did this happen

    ……. not for long though. ;)

    Perth is now going gangbusters, never seen market so hot since 2006. When our borders open its only going to get worse

    We dont hear much about this on PC because Perth flys under the radar, but I can assure you cashed up eastern state investors are our competion on the ground

    there are a couple of threads here on Perth, most posting are Perthians. Lots of info here on these threads

    if you go to realestate.com you will see most houses are under offer for most established areas. This is general, of course you want to understand where and what you are buying

    reason for boom low/no stock, pent up demand. Its just begun folks

    We have one shot and Bris vs Per is the decision we need to make.

    On PC everyone has the reasons for Bris and for Per

    Buy the right product, houses not units

    Dont believe you would go wrong with either State. Both have not seen growth for many years, now the tide has turned

    Its a matter of researching, what your price point is and dont forget the importance of returns. Interest rates expected to rise in 2024????

    Yeah, most stocks I watched are under offer by Monday or Tuesday after first opening weekend.

    I get lots of pms from ES buyers on PC and many are missing out

    key is network with re agents, stroke egos here please….. I am dead serious

    Yeah, I am sure many are missing out. When you have 3-5 offers and only 1 can buy then a few others spill to next property and so on. Same as what we saw in Brisbane and other places.

    It probably will stay that way for near future unless a major event happens.

    Never into units...house all the way

    Price point is arbitary (650-850k) as need value for money....
    Edit- No big renos....small tidy up is acceptable
