So the plumber came yesterday. They literally did nothing. They had no idea what It could be. I went next door and ran the water. No noises at all. The noise doesnt happen when I run the water at my house either.

Only way to figure it out would be to like pull all the walls down in the place to see exactly what it is. Not sure if this is worth it or not....

I might just get another plumber to come.. Any one have any suggestions?

    Thanks

Strata may cover it but insurance won’t.

If it is a roof issue, it is poor workmanship or faulty design. You may have a claim against the builder depending on the age of the build, but good luck with that!

Wonder if the lot has some kind of 'history'. Rather then what is knocking.. could be a 'who,'. :D

Check with the other townhouse residents whether they have the same problem with the common wall.

If yes, it would suggest it is a building problem. If no, then see what is different in their townhouses.

Personally, I would get in the roofspace or on the roof (and remove a few tiles) and see what pipework goes thru the problem wall or wall cavity.

Its a brand new build. was finished in feb this year. The guy that lives next door cant hear it. It sounds like its coming from the shared wall between my place and the guy next door

There are 4 townhouses on the block that all share a common wall.

The other townhouse behind the shared wall's mirror's my townhouse

The builder came over who knows where the pipes are and there are no water pipes between the shared wall

Nope :/. Its not a water pipe issue from my property at least. I turned my mains water off when the noise was happening and it didn't stop.

Will probably have to get some kind of building specialist to come in and take a look but I have no idea who to call

I'm getting someone with a boroscope in... but I think it's rubbing or loose metal or metal rubbing on wood...

Yours definitely sounds like timber somewhat cracking/moving under pressure. Mines more mechanical

I'm hoping it stops by itself in 6 months or so. It's not as loud as it was when I first moved in.

What kind of tradesperson did you call? And we're you out of pocket for this?

I've got a plumber so far ensuring it's not a piping issue then next step is a roofing/cladding expert.
