Ok. All the regs relating to it are:

    Owners corporations (formerly body corporate)

Haven't read the whole thread, but there doesn't need to be water running for it to be water hammer.
When it happens next, turn off the water mains and open a tap briefly. If it's water hammer, it will disappear.
But your neighbour might need to do the same.

To me it sounds like a washing machine/dryer.

Just wondering ,what did the Plumber say,as the pipework from the hws may not be set right as most problems start at those areas..

A simple way would be just install a water hammer arrestor ,sometimes that can fix the problem..

Yeah I doubt it too, but that would be my guess on "guess the sound" radio competition ;)

I have this exact same issue in my townhouse. It is driving me to insanity. We have worked out it’s not air con, water piping or electrical related. Walls are besser brick and nothing on the neighbours side. Looks to be expansion issue with the roof but the builder hadn’t been able to find exact location and the structures in the roof are compliant to code. Did you find a solution?

I had the plumbers come over to take a look yesterday they had no clue either. I dont think im going to get anywhere without pulling all the walls down in the place. I might just live with it and hope it goes away :/ It doesnt happen at night time only during the day

Not sure what else to do at this point. Might get another plumbers opinion.

Ensure it's installed in a handy spot as they don't seem to last very long
(Maybe it's quality issue's, but I only got 12 months out of my last one, cost $78)

On a Grand Designs we re-watched recently there was a very long metal roof that was cracking and popping as it expanded in the heat during the final wrap up interview.

Do you have a metal roof?

The issue sounds identical. It only happens as the house heats up which indicates an expansion issue with the roof. The air con guys crawled in the roof and pushed on the timber beams that connect with the metal struts and he said he recreated the noise. The roof is colour bond if that helps. The builder said a few whirlybirds on the roof might fix it, otherwise he is suggesting ripping the whole roof off and replacing it. Sounds excessive but I hope it will be covered by strata and insurance

I think that’s just a factor with a metal roof. I notice it on mine sometimes.

Does your roof have a layer of anticon (layer of fibreglass and a silver foil backing) blanket directly underneath the roof? That might help (as long as it wouldn’t cause any other issues in the QLD climate).

I would be surprised if insurance or the body corporate agree to replace the roof. Have you tried chatting to the manufacturer’s technical helpline to see if the fan or roof insulation is a good idea.

Note: it would be much better to install an electric fan not whirlybirds - as whirly birds don’t move much air - even though it looks like they do!

Concrete tiles on my roof with timber beams. In the attic.

No idea at this point. Just gonna leave it I think
