Wierd Knocking Sound coming from my Roof/Walls

    I suggest posting on the Renovate Forum - they have quite a bit of expertise there.

    If you're keen to solve it - apply some year 8 science principles and isolate some variables.
    1. Turn off power to all units and monitor for noise for a few hours. Turn power back on. Monitor for noise.
    2. Turn off all water to all units and monitor for noise for a few hours (don't forget to empty toilets cisterns as well). Turn water back on. Monitor for noise

    Running a high frequency filter, it sounded like a squeaky bed. Did you edit out the moans? :oops:

    Just prior to that, was that the sound of lawn mower cutting out and a "yeah ha!" lol

    When I lived in a unit I had a neighbour living below me with his sister. She got married and moved out. He met an American girl on a working visa - they were very in love and got married quickly before the visa ran out. Then the tapping started!! It would only last about 5 mins though, a bit faster then the video provided amd then silence.

    Sounds like 2 people getting it on. How old is the neighbour? Does he have a partner? Rule out the obvious first :p

    If lets say that a whole wall needs to get taken down inside the property to fix this noise/leak

    Is this covered by my warranty? or will I be out of pocket for the damages? Im in VIC

    I pay body corp fees. around 150 annually

    does this matter? Theres not much on the property to maintain just the shared driveway

    I would have assumed strata insurance for the building as well.

    Yeah - I think the OP meant these are townhouses, NOT apartments.
    If they are townhouses, the OC probably hasn't been activated? I hope each owner has building insurance....

    Yes 4 Townhouses on the block. There is no body corporate company managing this its just the builder

    I have paid the once off premium for Title Insurance and have my own contents insurance. The builder has taken out building insurance that covers all 4 properties


    I did not know this was a thing. The Owner of the block was also the builder and he has not spoken to me at all about any of this stuff let alone met I havent or spoken to him any any format.

    Is this all still mandatory? Should the builder be actively managing and organizing these things himself?

    The 4 townhouses were finished in feb this year and have only been occupied for a few months. All 4 Units share two common walls on either side of the townhouse

    The OC can stay dormant indefinitely as far as I know.
    It just means each owner needs to insure their building separately.
    I have a unit in a block of 4 built in 20 years ago that don't have active OC. We just individually insure our buildings and have common driveway insurance that we split up costs on.

    One issue we came across is that one recalcitrant member refuses to pay their share. Because we don't have active OC, we can't enforce anything (i.e. make them pay). Similarly, if someone did something stupid like put a pile of junk in the driveway, it's harder for us to take action (although having an OC hasn't helped much in another IP we own when there are recalcitrant dog owners who let their dog run around in the complex leaving dog doo in stairways and common areas etc.

    How can I take out building insurance If im paying corp fees? I went through this process before settlement and I was told I dont need to take out building insurance as the builder has already insured the whole block.

    There was an insurance certificate on the section 32 that I was given initially
