    yes because it's too bloody heavy to lift. And if I leave them in the one spot for more than a couple of days they dig up all the lawn.

    Yes, Well I guess I'm unorthodox with the terminology. I was going to use the term "dealer" lol. A buyer and seller.

    Some even sell without holding anything. Come time to deliver they got to come up with the goods or else.

    There was a dealer in Mt Druitt that used to do this till he got caught short. I haven't seen him for a while.

    Many years back I engulfed the technical side, loved to study the candle sticks, reversal of trends, and must admit learned a lot. However, short selling was not my cup of tea!
    Today, I am quite the opposite, find property investing a bit boring but it suits me as my cup of tea!

    Property is tops when you get in at the right time. The thing is, you got to sell at some point. Got to get the cash in the hand and move on.

    If you get lucky and move on another winner, then ...[​IMG] you move up the ladder.

    Why sell, do a Reno pull out the equity, or refinance and pull out the equity, can sit on it, no need to spend or reinvest straight away?

    You don't have to sell everything. Just enough to keep you happy. Sure, draw out equity and avoid CGT but there is more risk. There are obviously many ways to skin a cat.
