Why sell when purchase price doubled?

    I sold my first property in Sydney when the price had doubled twice (so quadrupled).

    Main motivating factors were:
    * Poor net yield (1%)
    * Land tax
    * Loss of capital gains tax discount post 2012

    Cash flow improved about 15k pa after sale, but I did miss out on some more capital gain.
