Agreed with Y-man, looks like underquoting. Even the agents selected comparables (Usually hand picked to suit) on the SOI are approx 10% above the quoted range. Unless this property is significantly inferior but I doubt it (I’m not a expert in this location), the opening bid likely to be $1m and blow many hopefuls out of the water.

Underquoting is like the big orange sticker in Bunnings, you think it is a discount, but it is just the normal price.
I might be interested in this if I Could get it in the range floor, kitchen, bathroom and it should come up looking good
