VIC Why is Gisborne expensive ?

    Hi

    Not buying there just curious. Its a rural area but the median house price is around 650k-750k

    Is it just due to the blocks being very large?

    For example I couldnt find a smaller lot to compare my 2 houses but a 1134sqm one is only $400k

    and around where I am lots that are only 400-450k are that price

    cheers for any info to clarify

    good question, perhaps it's the Macedon effec eg; can't afford the ranges so move nearby ?

    Lots of nice trees, undulating mountain views from some spots, lots of ammentities. Just a nice overall feel.

    50km direct freeway access all the way to cbd.

    Country rural lifestyle with an awesome community feel. Has everything in town that’s needed and easy access to freeways and commute to city or surrounds if required. Blocks are bigger for sure, gisborne is changing though as the population is expanding fast.
    Good household income earners aswell, I know many airline staff that live in the area for the easy travel/lifestyle.

    I think it's just huge blocks they are on as the main reason

    Comparing what land I can buy here and at Gisborne for say 400k :
    400sqm block here and 800 sqm block there
