    Good post. Very similar to my strategy and mentality. I'm waiting till the end of year to catch up to your number though :(

    Btw tribunal cost is not chargable to tenants. Kinda annoying when there is a few hearing and you get charged everytime.

    Also, I'd always go for something that you can add value in (far future development in this case). Else you might as well just buy 1 sided semis at 9% yield.

    Bez23 - I should know the answer to this as I hold landlord insurance policies myself, but - would landlord insurance also cover tribunal costs in stances where you 'win' the hearing? Or would it only cover the loss of rent?

    None of my PMs charge for tribunal attendance and that's across NSW and QLD. Shop around if possible.
