    The parts that aren't submerged under a couple of metres of water when it floods.
    I had a PM whose agency there was underwater in 2011, they were out of action for a couple of weeks.

    We avoided the flood areas , High voltage lines , and too close to the freeway .

    We didn't see any streets that made the hair curl , though there are a few dodgy houses . There are some areas which have higher concentration of housing commish , but as we were buying properties off the housing commish , that made it hard to avoid In those areas you will find houses that are exhouso , have been renoed and moved upmarket and have sold for a fair bit more than the housing commision properties, so I think it's an area in transition , but like logan , and Mt Druitt , I don't think it's suddenly going to move upmarket . It is what it is .

    The agents we talked to didn't consistently nominate any street as a bad street, though some told us to avoid the housing commision areas , BUT , they didn't have any of those for sale . So far , no tenant problems .

    if anything Riverview is considered more down market , but we bought more than one in riverview and some of the streets were quiet pleasant , the houses were selling for 15-20 less and renting the same as Goodna .....

    My brother and I had a heartsink when we saw this thread, but nevertheless he managed to snare one today. Renovated, good size block, 250k, rental appraisal 300-320/week (but happy with 290).

    He's been looking since I talked him out of Yarrabilba for 300k. Hopefully I didn't steer him wrong.

    Sounds like a good buy Bran , 250 and renovated .:)

    So now you just have to stop ramping mooorooka and ramp Goodna :D

    I'm happy to get on board Cliff.

    We nearly got a couple out here - our trick was that there were a few that were overpriced, and they didn't get the same foot traffic at opens as the cheapies. But, by the time you compared these renovated ones to the unrenovated + renovation costs, they were about the same - and then we took a punt and went hard on a couple. Paid off.

    Currently there are some for sale near goodna and redbank stations.
