QLD Why I bought in Goodna - See Change

    so you don't like buying places that are trending north ??

    Six months ? doesn't matter to me re time frame . Six months , six years ...

    Luckily I sit in a different place to you :cool:

    Over all I'd expect Goodna and Logan to perform similar over the the next cycle , but as I pointed out in my initial post

    In the time frame since we've bought goodna , it has gone up further than logan so if they go by similar percentages in this cycle , we'll make more money than if we'd bought in logan.

    That was my rational for buying in goodna and so far it holds up . If I was buying now I'd buy somewhere else . ( and I just have. Hobart , which seems to be closer to a full scale boom than Brisbane .:cool:)

    I just picked one up for about 40% under median in there. It needs a big reno but still a good deal !The area is moving ahead for sure but as SC said in his early posts it wont be the next inner city gentrification suburb but for 25kms from the bigger CBD of brisvegas and one of the few that you can positive cashflow on 100% lend you cant go too wrong in my book .
    Obviously you don't only buy there(Goodna & surrounds) ,but add it into yr portfolio!

    -cant give all my secrets away lol but it was $150K ,
    Ill spend $15-18k in first 3 weeks after closing then rent it,
    then another $6-15k down the track or just before sale (in 10 years time+depending on the market)
    will rent for $285-$300 a week

    We have seen occasional renovators specials at really good prices , but we haven't been looking for that .

    Be really good if you were a hands on renovator or had a team you could trust .

    I'm not in a race with anyone . I'm not really interested in comparing what I do with anyone else , though I am interested in maximising my chance of getting to where I want to .

    I know there will always be people who will be able to say , " but if you'd invested in xyz in 20xx you would have done better " .

    The more I make on specific deals , the better the chance of getting where I want to .

    It's fairly typical that you and MTR have decided to post negative comments on this thread , when so far my investments has performed the way I expected and predicted it would . ( in terms of a catch up with Logan )

    Though Hobart is now pulling ahead of Adelaide...just....

    had a quick peek at Goodna growth ( because I am a stat man )

    nice increase in the last 24 months you purchased...good stuff

    It's not going to appeal to millennials , but for lots of people Hobart and Tasmania does have appeal .

    Possibly better for another thread to keep this thread on Goodna. Do a search for Hobart and Launceston and there are a few discussions showing different views and comments.

    Reno costs :16K
    Reno time:7 days spent of my time within a 17 day time period.It is finished already
    final rental :don't know as only listed today at $305 but the agent said she reckons $290-$315 p/w
