Whos Tenant Pays Rent Early

    Half pay one to two weeks in advance, while the other half pay on time.

    So if a PM takes their fee's out of a large advanced rent payment, what happens if the tenant breaks lease and moves out, does the PM have to refund their fees?

    That's right rhinsor but with most accounting softwares rent can be recepited as tenant credit and allocate certain amount as it's due to avoid this problem. That's what I do if the landlord decides not to be paid out

    One month in advance, rented to some government organisation but I get to select tenants

    I have a long term tenant who pays a couple of months rent at once. Sometimes he's ahead by months and others just weeks. Occasionally he gets behind and when notified coughs up another couple of months.

    Hey Nikoletta, do you mean for your own properties, or you are actually an property manager? If so, I'm sure you would have some good stories?

    I don't care how early they're paying, if they park their stupid ute on my lovely lawn!
    (sorry, just did a random drive by on a rental property ;))

    yep I have one who is usually 3-6 months ahead too, its nice.
