A work colleague has had an issue at their property where a pipe on the outside of the property broke and caused damage to the floating floors in her unit.

The pipe is being covered by the OC - as I would assume.

Who would need to claim from their insurance company the OC insurance or the unit holder's personal insurance?

My thoughts are the OC as they caused the damage to the unit through their broken pipe.

Yep - OC first, then personal next if that fails.....

OC insurance for the pipe, depending on the policy this may or may not cover the floors inside their unit.

it's a little bit of a gray area. Depending on oc insrance they should cover ti but if not your Landlords insurance would.

Not grey at all - regardless of who/what caused the damage, it is within the 4 walls it becomes the op's issue. Pass the buck to the insurer.

    As per @Scott No Mates
Just pass it to your insurer, they can fight it out with the OC

Personally, it would be nice to have the OC pay as it was their pipe !

Rule #1 of insurance: Never admit liability.

Rule #2: if you need to claim/have damage, see Rule #1.
