    Very good point and I agree. I'm very big on investing in what the overwhelming demographic is and want for any area. Really important imo.

    The main time I look at fundamentals is in looking at where I'm buying . For example after Brisbane boomed in last cycle we looked at all the major coastal towns in q'land and decided to buy in rocky and Townsville as they had more diversified economies . Didn't buy in Mackay , Gladstone and cairns . I know people who did well investing in all of those , but there were some poeple who got badly burnt in Gladstone when their timing was out and they had cash flow issues .

    Those factors may help a bit , along with any other fundamental insights such as rezoning , gentrification etc but the majority of the gain for most of us comes for the market moving as a whole .

    Agree @See Change. For me, a lot of my gain has also been from being able to add value. That's really been a biggie for me. I wont buy anything really unless it has scope to add decent value and manufacture equity. Its just part of my strategy.

    Unfortunately, ppl are still buying. I wont mention who or which one, but even last year, a 'well known' QPIA who advertises in one of the property mags was trying to flog units in Gladstone as great investments to investors. I know this first hand from a reliable source.

    If I'd have known more about how investing worked a bit earlier I could have loaded up on more, and earlier but I busted my backside and lived extremely frugally to buy as quick–and as much–as I could once I knew how to invest.

    I'm glad I passed up buying in Brisbane to focus on Sydney, too. I ought to get another $250k out of my Sydney stuff before it flatlines.

    My Bris one ought to grab the growth baton from there.

    Should be a good ride for the next couple of years.

    Yeah agree ..I bought in brisbane a few yrs back instead of Sydney.It might take another 7-10 years of growth to post what Sydney has done in 3 yrs...But it'll get there. Just need to hang on and be patient and enjoy the continued success of the maroons vs the blues in the meantime ...

    Maybe the blues winning consistently will be the trigger for Brisbane to take off property wise , but I hope not . If that is the case , we might be waiting for a long long time .....

    I am totally happy with all my Sydney properties and rightly or wrongly did what I could with the amounts I was told I could borrow. Now I have over $2mill of property there. Yikes. I cant believe it. No regrets.

    Hahaha 2 units, a townhouse and a part ownership of a house. 2mill+ sounds impressive but in reality it doesn't get you too much in Sydney....
