    Got way too much exposure to Sydney property now - need to look at balancing that.

    Great post Gockie, I agree. I just had a look and this 2br apartment in Dulwich Hill sold this month for $837k.
    Sold Price for 35/6 Williams Parade Dulwich Hill NSW 2203

    In Nov 2011, this apartment in the same complex sold for $151k. Massive jump.

    I think this drove prices up in Summer Hill. So wish I'd bought a little 1 bedder there as an IP 7 years ago!

    I think the 2011 price might be incorrectly recorded or a misnomer- I sold my apartment in this exact complex (......) for $530k in 2011- so still a big jump but not that big :)

    Yes I wished I purchased in Sydney. My birth town (Newtown reprazent).
    However I don't blame myself. My PI journey is pretty new. I wasnt as aware of state cycles and I had other priorities involving a PPOR in a suitable location. It wasn't really on my radar due to those priorities.
    Next time I'm hoping to be in on the Sydney or Melbourne boom. As @MTR says it's not too hard to see when a boom already has a bit of traction to be more certain and jump in. I'm confident I will be able to spot the next one.

    However I'm optimistic about how this will play out for me for the following reasons:
    1. There has been good steady growth in Brisbane in the last few years. Bne caught some of the national wave. Particularly houses in the suburbs not too far from the cbd. I didn't miss out on growth. I just got 20% instead of 40%.
    2. Bne is still too undervalued. While the economy isn't pumping massively to support a rapid 'boom', steady growth will occur to catch bne up. As Sydney and Melbourne slow right down maybe even come off a little and with a small but steady growth in bne, the gap won't take long to close to the long run relative price. Bne has game changing infrastructure starting to roll out. We will see the migration again from the southern States.
    I cannot see Sydney or Melbourne booming a 2nd time before bne does. Bne is the 3rd largest city the economy is diversifying and is pretty trendy. Bne is the new Marrickville. It's much hipper and classier than its ever been. On a national level its going through the gentrification stage. I see it on the ground. Culturally its changed a lot in the 10 years I've been here. That's why the majority of commentators are confident of moderare growth in bne.

    It's often occurred to me that the north side of Brisbane is like the Eastern Suburbs of Sydney. While Western Sydney has some scatterings of relatively less brutal suburbs such as those Asian enclaves similar to Sunnybank, overall the east is nicer and maintains its social and economic dominance just like north bne where the cbd is and the homeland of bne. There is also very little mobility across the west to the east. Just as the river traps those living in the south.
    Most people from Eastern Sydney prefer to move to North Brisbane when they migrate up here. It's like a sister city thing. They feel at home, secure and familiar for them in the tranquil north side of the river.

    I have a IP, about 25km eastern suburb. It's doing well i think, no land tax

    I'm the inbetweener it seems.... Am in between Fatherland and Bufferzone, Not sure what to think whether I'm the Rich anglo brother or the Refugees. And choosing to be snobs and the cool people is kind of a fine line.

    For what it's worth, apparently no body likes the Bondi people
