Who maintains the front yard in your development.

    Hi everyone I have a question for you.
    I have a triplex development at home where I removed the existing front yard and replaced with a couple of visitor parking bays and a very easy to maintain native gardens.

    Who do you hold responsible for this maintenance,
    Do you split it between all 3 tenants,
    Give it solely to the front tenant,
    Or hire someone and pay the cost yourself?

    If it's common area, then get a commoner to do it. Otherwise consider getting a gardener/handyperson/cleaner.

    Personally, I'll do a full tidy up of that sort of common grounds stuff (low maint) when there to do maint/prep on a vacant to relet.
    Between that if tenants can't be stuffed keeping their surroundings tidy between them why should I care, I don't have to live there looking at it. Espec when they leave the bins out front for days....

    How's that fair? perhaps for lower rent or some form of benefit

    Other 2 options are much the same

    Who owns the land in the strata?
    Or are you talking about the front verge? That is usually the responsibility of the front tenant.

    Yep front verge not technically on my title.

    I was leaning towards the front tenant as the irrigation is connected to their taps and it's meant to be there responsibility to keep things watered.
    I usually do it myself but have been away for 14 months now and won't be back for another 6.

    So trying to decide what to do.

    I think the easiest would be to pay a contractor.
    If anyone has any recommendations for gardeners north of the river Perth let me know.

    Honestly - tenants won't give two figs about the front verge ... you'll be lucky if they look after the bit they legally have to look after. I'd pay a mowing guy $50 a fortnight to trim it up on his way home

    Put a tenant in that is keen on gardening. Just try and stop them caring for those plants ;)

    I have a landscaper that mows the verge and tenants take care of any gardens or lawns that they have.
