Who hates Bad Tenants

    I DO

    I'm not desperate for business, I have over 200 properties
    And I don't charge a higher amount.

    I just know I can deal with adverse situations efficiently and turn things around quickly.

    I've done this over 10,000 times, it's just routine.

    I've just taken over a property on a Tuesday with a messy SACAT hearing on Thursday. That was over 300 emails and stuff to read to be able to get my head around what the landlord was claiming since I was not managing the property.

    It came to us because the property manager was taking the tenants side and not representing the landlord.

    No other agency would have taken this on. I enjoy the challenge.

    No I don't hate bad tenants. I don't put any kind of emotion in this business.
    I just do what it takes to get it done.

    Do you/your agency have any areas you will not go into? E.g. Elizabeth/Salisbury etc?

    I think in the resi/landlord game its the only way you can operate.

    I have had my share of bad tenants, in fact my experience with tenants in US has been better one than in Australia, in part that is why I like trading property, make my money upfront funnel into investments where you wont be dealing with tenants.

    we normally take them on anywhere. Most of our investors have multiple properties in different parts of Adelaide ie They own properties in Elizabeth and Christies Beach at the same time so it would be unfair for us to manage one and not the other.

    There are different types of property management agencies. Most agencies are not investor focused and concentrate in a designated farm area. I have experimented with all sorts of business models and ideas over the years but what works for us is to focus on servicing the investors and their needs rather than go for cream business. It's definitely a more difficult business model but there is more loyalty with this approach and I get to use my skills too.

    If you have been awarded back possession, the sherrif should have evicted your tenants on the 'date' specified in the eviction notice.

    Do you have a PM overseeing this property?

    From tenants.org.au webpage:
    "The Tribunal will consider the relative hardship to you and the landlord and specify the day for vacant possession.

    If you do not vacate by the specified day, the landlord/ agent can get a warrant for possession from the Tribunal. With this warrant, a sheriff’s officer can remove you from the premises – with police help if needed.

    Note: A 'Termination Order' is an order made by the Tribunal ending a rental agreement. It will specify the day by which you must vacate. A 'Possession Order' is an order made by the Tribunal requiring you to leave the premises by a particular date and to hand over the key/s to the landlord/agent".
