Who has used Binvested 3-5 years ago?

    10 properties in under 7 yrs all paid off huh?

    Why 10? Why not 1 or 14 or ...... Here's a tip you don't need to pay $299 for.... the number of properties does NOT matter.

    Here's why, 3 investors with portfolio's owned outright:

    Investor 1 - 10 properties worth 150k each returning 5.5% gross yield

    Investor 2 - 5 properties worth 400k each returning 5.5% gross yield

    Investor 3 - 1 property worth 2.5M returning 8.5% gross yield

    Which investor is in front?

    Answer - probably #3... the bbq investor failure that only has 1 property by the "how many measure"............

    Here's another free free tip that you don't need to pay $299 for.... Read, learn, ask, learn, develop a plan, ask people to pick it apart, reassess, develop an execution strategy (including building a team of professionals & sorting finance)...... now research, research, research, until you find something that fits YOUR plan.... now execute <--- now you can engage a BA.....

    That can all happen in a reasonable timeframe (ie. months). No one here has asked you for money either.... not a cent.

    As for "how's my portfolio / plan travelling"...... I'm early 40's & semi-retired. I'm doing just fine thanks.

    Apologies for being droll but this forum is populated by property investment veterans of all shapes & sizes, not by spruikers or people trying to get a dollar from you. That should speak volumes.

    I haven't read all the posts, but please don't use their broker or lawyer. It is SO important to have people on your team that aren't on theirs. If the lawyer is getting a kick back from them, they have an incentive to make the deal work no matter what.

    Having your own broker means that if the vals low, you'll know about it, and you'll also have access to RP data reports to give a bit more info on what you're looking to buy. If hte broker is on their team, it's a conflict if the vals low.

    Having a few, non-related eyes on the deal is so important.

    Also manage your expectations, if you are being shown growth charts of the last 4 years, don't expect that instantly as booms are not sustainable, they run hot then cool then hot then cool, be in it for at least one boom cycle, the longer game you play, the larger net result you get.

    I'll give you a tip aside from the buyers agent service. In 14 years of investing I've never dealt with a more incompetent property management team than their one on the Gold Coast. I also did a MAP session 3-4 years ago and learnt basically nothing other than how many properties Daniel and Nathan own. For an absolute newbie I think you'd get something out of it but otherwise save your cash. If you do decide to buy through him be sure to do your DD before committing to using their PM services!

    Thank you! I'm now really getting involved in these forums, chatting to friends and aquaintances who have a few properties.. Surrounding myself with people who are on the similar mission as me.. To be a successful property investor.

    There is a lot to be taken from that :).

    I haven't had a burger in ages. If I didn't have one already lined up for tomorrow then I'd be in serious despair right now.
