Who Can Legally change a tap washer in WA

    Hello,
    Does anyone know definitely who can change a tap washer in WA? Can a handyman legally do it on an investment property? I have heard recently it needs to be a plumber? If so whats next, need a sparkie to change a light globe?
    Also in WA i thought the tenant was responsible to for changing washers. I cant see tenants being made to employ a plumber for this.

    What's the worst case if something goes wrong with the washer (if not replaced by a plumber)? Another leak? It's not like you're going to flood the house and have to claim insurance. Nor are you likely to kill or maim a tenant...

    I don't know whether its legal or not for a non-licenced plumber to change a washer, but I wouldn't worry. Sometimes I even walk across the road without waiting for the little man to turn green...

    I changed six in my IP last week.

    Here's a tip. If you get stuck releasing the spindle because the nut has rounded, use a pair of stilsons to undo it. A new spindle from Bunnings is about $8 if I remember right.

    While the spindle is off you can change the "O" ring and lube the whole thing up.

    For under twenty bucks you can buy a pack of tap washers from Bunnings with all the gear you need such as lube, "O" rings plus that white tape that goes on the thread and a heap of those red washers that sit next to the spindle thread.

    I find the steel tap washers the best and not the plastic ones.

    Taps worked like new once I finished the job.

    These stilsons also cost about twenty bucks and are handy when dealing with tight situations such as when you are cornered in an alley way near the Druitt shops. Don't leave home without them!

    The MBA in WA have a sense of humour with the last sentence in that submission.

    I think it's up to the individual to decide if they want to change a tap washer. If they're up to it then go ahead.

    But I suppose if a tenant drowns as a result of an ill fitting tap washer then the family can sue whoever done the plumbing lol.

    Also doubles as a steering wheel if someone has stolen the wheel.

    PS I'm a little concerned about your depth of knowledge on lube.

    That stilson will fit neatly inside your jacket ( during the colder months).

    With the warmer months you can fit it mostly in a leg pocket of your cargo pants. The handle may stick out a bit but it will tell people you mean business.

    I actually have a decent size version of that wrench. One day my plumber was trying to remove a stuck sink drain pipe but was struggling with his puny wrench. So I pulled the old 'that's not a wrench, this is a wrench'. Plumbing goes a lot faster with a decent size wrench.

    Obviously more leverage with a bigger wrench.

    I've been told that using too much force can damage the pipes. I usually fit the wrench snugly and give the handle a few light taps with hand. Works fine so far.

    It's true. We had to be careful removing that sink pipe because it was the horrible old galvanized pipe and apparently they are easier to break.

    Why didn't your plumber have a bigger wrench. Sounds like he should have been paying you!

    Haha. I am a bit of a tool hoarder. He probably did have a bigger wrench in the truck but it was quicker and easier to just loan him mine, which was on hand. The reason I pay him is that he does a lot of work that I can't do, like welding.

    Thanks for all your replies. To to clarify is it just a plumber who can legally do the washers? I had one agent who got the handyman to do them but another that refuses saying the handyman can get fined.
