I'm not an expert and have no understanding of Logan, however, I know Caboolture/Morayfield well and these places are good for rentals but don't expect any capital growth.
I see people recommend Redcliffe often but really can't understand why. Every time I go there, it's like tumbleweeds and so many empty shops. That may be a good thing for retirees which is a large demographic there, but not exactly a bustling suburb of growth from my understanding.
I've lived in Caboolture and the Redcliffe area and probably agree they are safe for rentals but over the long term, I believe your property value will mostly stay flat.
In the very, very long term, Redcliffe may win out purely because of the water location.

Your love for the north side brisbane continues to cloud your judgment...

Here I pulled some data from your local QLD Police website.Anyone can run the same query
https://www.police.qld.gov.au/ > Online Services > QPS Crime Map
The query was ran for 1 year Sept 2015-2016

Here I ran the query for:
    (a) Caboolture
    (b) Woodridge
    (c) Kingston
    (d) Logan Central

I haven't compared the demographic, but would think Caboolture and Woodridge to me same/similar in size population/dwelling. Seems drug offences tops it in Caboolture ...

yes sorry, there seems no growth, so Bran's mum must be busy selling to homeowners or investors looking at a good rental yield, assume ..
