    Very quick look probably #1 but also depends on how much they are asking.

    Neither, both are too close to busy roads
    But if I had to choose one, 22 Achilles rd

    As it has a second toilet, the downstairs area, brick (less maint), has garden (better kerb appeal)

    Compare the zoning for each property.

    Character overlays on Stafford Rd house but low/medium density overlay.

    Achilles St/ Webster Rd, maybe potential for development in the future, maybe not. It's right across the road from a school, close to hospital, tick. Get solid back and side fences.

    QPP-LDR - LOW DENSITY RESIDENTIAL ZONE
    with a long list of overlays

    they are asking 580K, which I think is too much considering it is next to the main road, I ask my bank how he think about it and got this reply
    "If your offer gets accepted the bank will do a formal valuation on the property and I will let you know if the bank is happy to take security over it"

    I wouldn't pay 580k.

    fyi (not that's its relevant to price now) they paid 31k in 1973. :)

    Would not touch Stafford road one with a 20m pole. That's the end closest to the tunnel, try pulling into your driveway without 5 cars up your bumper most days - not to mention trying to reverse out.

    I've driven past 22 Achilles, all though on map its right on webster, from the street you wouldnt even know - Consider road noise. Tidy house, flat block. Prob ok buy at low to mid 5 - wouldn't pay $580k
