    Hi there,

    I am looking for a very savvy mortgage broker that can help maximise my borrowing ability, provide advise on the most tax efficient structure, assist in finding loan for SMSF, and even assist with deals where Vendor provides +20% Financing.

    What are your thoughts on the following Mortgage Brokers?

    nah, you need to spend some time and money with the right people

    The spread of your request is way out of scope for most brokers I expect.

    Certainly my team would run from such a broad and non specific idealogy

    Any mortgage broker recommendations for Melbourne

    550k loan on 700k property for 30 years
    5 year fixed 400k
    150k variable with linked offset account
    200k combined annual income
    First Home and used as PPOR
    Permanent Resident visa

    You can use broker based anywhere. Although my experience with trilogy funding / brokers from Canberra has not been good. So choose carefully. Why not goto bank directly?

    Talk to Precision Funding if you're in SA , they've done all my properties borrowing / topups and about to have their planner guy setup SMSF as well.

    Perhaps bank directly is going to able to service the stated need of the OP

    I will be overjoyed if I get a broker who responds within 2 to 3 days to basic bank responses...and does not stick me with a product which gives him great upfront and generous trailing commissions..

    What I find is good brokers such as Ed Nixon’s of the industry , who get too big and then have to hire space occupiers to keep their ship afloat, do large volume business , top 10 selling broking etc and then forget about the smaller investors..

    I'd stay away from vendor financing anywhere in the country. This sort of deal always has a way of becoming difficult.

    Alright thanks for the advice guys...

    Guess Vendor Financing and Creative Strategies might not be worth pursuing, and it would be best for me to save sufficient funds for whatever strategy I'd like to pursue.

    Yeah but this happens in every industry / business doesn't it. Same deal with a lawyer I used to use / refer clients to. Their firm just grew to a point where they just got too busy, dropped a few too many balls so I had to find someone else. Sounds like you need to do the same and find another broker who is keen for the business / not too large to accommodate you and knows what they are doing. Easier said than done I'm sure.

    What's the old saying...something like this...." Cheap, Fast, Good.....you get to choose 2".

    If the broker gets you the loan best suited to your needs and at the right price point why would you begrudge him or her making good money on it? Odd position to take

    Some people have either had bad experiences before or are just naturally sour.

    Nothing wrong with creative strategies but expecting your broker to also be your lawyer, financial planner and buyer's agent/advocate is a touch ambitious/unrealistic

    I suspect going into the relationship with a broker with that mindset will lead to an unfavourable outcome more than the actions of said broker

    There are ones who even do 100% cashback upfront and they keep the trailing comms.
