    Inner- middle ring Brisbane would be my guess. Tons of steam left at price points many people can still afford.

    Over the next 10 years Brisbane will outperform all other capital's and QLD will outperform all other states

    It's a done deal.

    every year for the past 5 years I would have guessed Brisbane, pretty sure I would have been wrong every time. 6th time lucky eh.

    does anyone here do much research on the topic, or just make a logical guess that Brisbane is affordable, has decent salaries, decent place to live and next cab off the rank

    Brissie...followed by Adelaide and Perth.

    Brissie has another 24 months of serious growth...i.e double digits. Watch Perth....the real dark horse!

    Brisbane currently, prices are moving quickly. However, if I was buying, I'd be looking at Perth.

    Yep some places in top end have moved 30%.

    Some places on the bottom end of suburbs have gained a lot, they were coming off a very low base.

    A unit in Nollamara sold for $290k 20 months ago another in the complex just sold for $375k. Doesn't make it a good suburb to buy.

    Yes I am seeing that also...in some of the new estates...backloader houses were selling for 280-300k last year (i.e. below replacement value)...some are now selling for 350k-390k plus.

    I personally...Perth median will surpass Brisbane just like last cycle. People ask me why...because when mining..defence...plus the number of South Africans, UK, NZ and SE Asians looking for a new home...this should set up the next boom. Wages in Perth are very high compared to a lot of the Eastern states.

    Another resurgence in GC based on opening too early in syd melb.

    I think prices will go where pandemic is not.

    I know that should include Perth, but GC closer!

    I reckon the GC resurgence will be when borders open! There’ll be many people who won’t buy sight unseen.

    Don’t worry though, the ripples from GC will collide with the ripples from Brisbane somewhere in between…. LOGAN?! :D

    Yes good point. Borders open GC goes nuts, Logan goes nuts. Borders snap shut again.

    Reasking the same question doesn't change the answer.
    Pick a City to buy in.
    Set a price point
    Search the fundamentals. Close to CBD, coast, public transport, amenities etc.
    For example again. I searched Perth greater area, $300k. Looked at several properties.
    Find this
    25B Tullamore Avenue, Thornlie, WA 6108 https://www.realestate.com.au/property-house-wa-thornlie-136434498
    More searching mostly land value.
    Search on here Thornlie time and time again is popular.

    Lots of money try the Western Suburbs and close to the beach North of Perth less than 15km.

    The other way is to use a buyers agent.
