I'm about to sack the current managing agent for a residential property in Rockingham West Australia. Can anyone recommend, as a result of personal experience, a Rockingham based property manager that is competent, honest and efficient?

Talk to Martina Berry from Professionals. Known her online for a while but met her in person recently. She seems very competent/honest/efficient to me.

    Tell her i sent you.

Thanks for the comments but it seems no Rockingham property investor has replied. Words are cheap and easy for an agent so unfortunately words don't count as a recommendation. Current agent is Summit. Tried Chalk Property but they don't like educated and knowledgeable investors.

Checked "The Professionals" as suggested but their fees are even more exorbitant than Perth city based agents who, I'm sure, have much higher fixed costs than country agents.
WA agents get more greedy and more lazy every year.

Well here we are again. Preparing to sack the current agent for continual incompetence - demonstrated by the so-called property manager right through to their boss.
Back in 2018 I found a decent company but they were subsequently purchased by another company. Sacked them because they refused to accept responsibility for their own screw ups. Tried RMA who had a good property manager for about 12 months but she left and there have been multiple screw ups since. They are too stupid to learn from their mistakes.
    So any personal recommendations?

Sounds like you've had a particularly rough run with PMs.
Common denominator could be you, huh?

These 2 posts are related. It costs money to have good staff and good systems.

Anyone notice people who exhibit that level of contempt for a particular group and think they're overpaid (whether sales agents, property managers, mortgage brokers, lawyers, tax advisors, etc) tend not to have a good experience? Coincidence? Unrealistic expectations?

    This ^^^^^

I have been telling my BA clients for many years to choose quality over fees in a PM. They never sound thrilled at my advice but years later some ring back with (good or bad) feedback that always seems to confirm this concept. Good managers are worth paying and investors should consider them business partners. The flip side is sadly due to turnover/staff changes etc be willing to re-evaluate your decision each year and change if you see service deteriorate.

Side note David if you opened up out west you might have a few clients from the forum head your way!?

At the time of writing I am currently using Professionals for my recent purchase out there and happy with the service thus far. They have needed direction on a couple of matters but tracking well overall.
