VIC Whether to buy a lot or not in Wollert?

    Hi guys. I'm a bit confused regarding the price of a lot i'm interested in. Whether its worth to pay the price to buy the lot. I have seen a lot on sale in a new estate. It is in Wollert. About 25kms North of Melbourne. Next to Epping. The lot on offer is in a very quiet location adjoining a reserve. It is east facing block with view of reek and a hill. Beautiful location, in short. Clost to Cragieburn Rd East. 3 to 5 kms from shops, schools and public transport. Asking price for a 400 sqm block is about 385k? Unable to determine if the price is right? Hope to receive your expert advice.

    Is it to live in or rent out?
    I used to find rent very slow (ie lots of vacancies) for north epp and wollert. Market may have changed.

    Keep in mind these are very small blocks - 400 sqm is really the same as a unit (without OC).
