Where would you buy in the north shore with 1.8m

    Hi everyone
    We had a loan approval to buy a PP up to 1.8m
    We’d love to hear your thoughts about where you would buy? would you buy somewhere with a granny flat in mind?
    We love the north side of Sydney. Is Ryde a good area?

    Clearly you have specific requirements in mind. What do you want? Number of bedrooms? Age? Size? Pool?

    Define north. is hornsby too far? The hills too bogan?

    We like single level house, 3-4 bedrooms, prefer solid build home which only needs to have cosmetic make over, no pool
    Yes Hornsby and the hills is a little too far as our work is in the South

    I was reading your other thread.
    Now here's a question... I just saw you say work is in the south. Buying north doesn't make so much sense?

    Whereabouts in the south?

    If work is in the south, how about looking in Como or Oatley? Nice areas. Maybe the schools don't do so well, but maybe go Catholic instead.

    For what it's worth, I live in Epping, I like it and it's convenient and you can buy here with a 1.8m budget. You won't buy the better/more sought after houses, but you can definitely buy something solid with land.

    Ryde and North Ryde are generally less leafy than Epping and North Epping but are closer to the city if you are driving. The streets don't look so interesting, plain old suburbia, less trees, straight criss cross streets. You may catch buses rather than take a train to get into the city.

    West Ryde is ok, has a train station so its convenient. East Ryde is pretty and leafy and more expensive than the other Ryde suburbs but youd be driving or catching buses to go places.
    I like Denistone, it's a pretty suburb (trees). Not so many trains though.

    You can also look along the North West metro line, see if buying that way works? When the line is complete, it will be very good to get right into the city via the North West Metro, it will have frequent and quick services.

    Also my parents live at the northern edge of Carlingford and the M2 bus route into the city from Oakes Rd is very quick and convenient (most of the time!)

    Generally the schools in the North Western Area perform very well for the HSC - Epping Boys, Cheltenham Girls, Cherrybrook Tech etc have outstanding results as far as public schools are concerned. If you have an area in mind, find out how the school results went.

    Loads of very strong selective schools in the area too like James Ruse, Baulkham Hills High, Hornsby Girls. Your kids would have to perform very well in the entry exams though to be accepted.

    The north/south commute is a killer, I would agree with @Gockie on looking south. Had a friend in cronulla headed to norwest daily, traffic was horrendous even with working from home a couple of days/wk.

    You could also look at Ermington/Rydalmere for access to Silverwater Rd if you want a well priced block for a GF.

    What about North Mt Druitt?

    Well it's got a north in it.

    Actually, I don't think there is a North Mt Druitt. But if there was it would place you around Blackett. When you tell someone you live there, and they work out where it is, you'll notice their raised eyebrows lol. Like a stunned mullet.

    However, there is a North St Marys if you want to step up a notch lol.

    Just jump on the M4 then M7 and M5 to head south.

    Thank you so much for your valuable information about the area that we’re interested in.
    My partner work 3 days a week in Sutherland but we like the north as we have friends around lower north shore and in the central coast.
    We’re both migrants and the past 10 years we have been living around the lower north shore and it feels like home especially we like to catch up with our friends regularly.
    We’re not familiar with Ryde areas so your insight is greatly appreciated!
    We also need to do our own research :)

    Hehe :) don’t get me wrong, we love Hornsby and Castle hill, just that we work in the south and don’t want to go further north

    I’m a big fan of yours :) I’m so new to property selling/buying/investing and I find people here including yourself really inspiring! I’m keen to know more, learn more and make things happen.

    If you look at past prices you’ll understand 1.8 is not gonna cut it for lower north shore. You can do upper but they are far from the station and needs a lot of work houses. They are rare nowadays and picked up straight away as soon as they are on the market. You can go Epping Ryde etc areas but once again 1.8 wont will be cutting it fine.

    Yes interesting means a potential correction.

    Really watch the market...now I feel is too hot in Sydney.
