    What's the person's reasoning or idea for buying?

    Have they considered a term deposit? :cool: 900k @ 3% will get 520pw

    I appreciate all the advice guys, it looks like dual occ of some sort, or really just tell her to look at other states for yield (which I have already tried). I'll just walk away after that I think as per others advice.

    Are you sure she isn't your wife :p

    I don't know Sydney so cant really help for it but it would likely be a duplex or granny flat for maximum cashfrow. However as you are well aware there is little improvements that can be made besides renovating or knocking it all down and starting again (which isn't really feasible).

    But yeah I totally agree with you re some type of dual income or gf if in syd...that's the best she can hope for it looks like. Other states would be much better...[/USER]

    I think this is the path I will take tbh. I have already told her to find someone else who can help her more with what she wants but she didn't want anyone else. But I think I will insist on it.

    She could probably get higher than that very shortly. Wait 6 months and investors will be falling over themselves to pay her for her money.

    I would look at Brisbane right now for balance of yield and CG, pick something further out like Logan and you should do okay from a yield perspective. That house I told you about through PM was likely 550k Advertised price and rent would be 480-500 pw (contract value I had was less than advertised but had issues).

    You can find some stuff in Melbourne but they are not desirable locations and being 70 I don't think she would be wanting to have issues with tenants.

    Melbourne -
    79 Almurta Avenue, Coolaroo, Vic 3048 - Property Details - 480k sale total rent ~540 pw

    Or Brisbane
    26 Radius Street, Wynnum, Qld 4178 - Property Details - 515k sale rent ~470 - no dual living but on over 600m2.

    Logan
    2 Kokoda Street, Beenleigh, Qld 4207 - Property Details - 910k - rent ~1,040 pw rent - corner block with 942m2 land - 4 units (I know she said not a unit but this is a whole block!).

    The house I PM you about a couple months ago would of rented 480-500 pw. Just a shame it had underpinning issues (wasn't accounted for in the price)... It is under contract, AGAIN for the 4th time IIRC. This is BCC territory but you can get it pretty close to being CF+ (with 100% borrowing) and still be well located properties.
