Somewhere that is not reliant on seasonal traffic - which makes "beach" a bit hit and miss. What do people do in the area in the "non beach" season - which is around 8 months of the year depending on location?

Similar answer to anything in snow, festival or weather dependent areas

Mount Tamborine in the Gold Coast. Busy all year round, with weddings in the cool of winter

Mount Tamborine is actually in the scenic rim.

I would be contrarian and look at inner city Melbourne, particularly bayside like St Kilda which has been hit hard.

Somewhere a tourist vistor will want to be. Think of a map search if you were staying. Central to food, transport, sights etc. If its demanded by tourists then it will always be in demand. Not three blocks from the bus and no food or shops. This isnt always "holiday" tourists either. eg Close to a convention area, winery regions, major attractions (eg a zoo) etc Near ski fields that are open in summer etc. . Even near a public hospital has its demand. Know the local area rules for short stays and also any building specific issues. Then also consider who can service it with linen and cleaning and handover. Areas with high short stay use will cater to this where a distant property wont.
