    I've been looking regional Victoria. Ballarat has some good pockets, around the hospital (south of Sturt St and north of La Trobe St. Agents quoted 13 new families moving there every week according to their property enquiries. Also easy to access Melbourne by public transport with the train taking just over an hour.
    Has anyone invested in Ballarat or have any comments on the property market there?

    Last buys have been OTP condos in Makati (Philippines) but spending time this year refurbishing existing places on gold coast.

    Yes but mostly in it for cap gains because I don't need to declare any income or gains to the ATO. Also currently selling in Thailand which is taking awhile but once done I'll move the proceeds to Philippines.

    @nambis Ive just purchased 640sqm of land on siargao island in the Philippines, the place has started to go crazy, my buddy bought 1200 sqm of land there 3 years ago for 1000 peso a square metre now the same land is worth 3500 peso per square and climbing quickly. He is currently building a 6m x 6m one bedroom rental with kitchen bathroom etc in his backyard for 9k finished, will rent for 15000 peso a month around $105pw no problem.
    I plan to build one 2 bedroom, 3 one bedroom rentals on my land, expect to get 2k per month return, plan on spending on slightly better quality larger builds to get a higher return.

    How are the property managers there to deal with if one doesn't have any relatives there to look after? Also, any tax implications on Aussie taxation and vice versa?

    Yes tax implications in Australia if the person is a tax resident - taxed on income as per normal and CGT without the 50% discount basically.

    Does your buddy live in the Philippines and is he married too a local from the area,and once complete then who will manage the properties for you,it's a different game over there..

    I live in Seymour and always wondered why it hasn't been on the list of regional towns that have potential.. it's about an hour to Shepparton, Bendigo and not much more to get into CBD.
    We have an ok Vline service, hop off the Hume..

    Granted it doesn't have its own industry (other than Puckapunyal, Health, etc), the number of people commuting to work into Melbourne CBD has been growing each year and the rental market is fairly healthy..

    But maybe I'm just biased :)

    I think Perth might be a good investment option after Brisbane. Will definitely look into that.
