Where to start with full renovation and caveats?

    Even for a PPOR, that is insane. Unless it's a very high end property.

    As per my response, keen to have experienced people call out the variances and post realistic figures. I am keen to learn from the collective wisdom we have on this forum.

    Travelbug - I respect your opinion, can you call out the variance and post realistic figures, keen to absorb knowledge from more experienced homeowners.

    The kitchen is the first one. There’s no reason you should be spending more than about 15k on a rental IP kitchen. It’s about 10k for the cabinets and appliances from IKEA or Bunnings. 2-3k for sparkie / plumber / cabinet installer. Then a few thousand buffer. 15k tops.

    My figures (to you) would be just as unrealistic, but at the other end of the spectrum. Most of my reno's have been DIY, and to ex-housing commission places, the the emphasis is on keeping the costs as low as possible and not over capitalising.

    It looks like the figures you have quoted are for a high end home with a builder project managing it. Costs can be drastically lowered by doing some work yourself even if just the project managing.

    If it's ppor then really you can spend as little or as much as you like.

    I think your figures for a ppor could get you a very nice renovation.

    If I would ever reno a house then I am confident of the painting job, rest all need to be outsourced to qualified tradespeople. I can definitely source materials by looking up various sites (Bunnings, online sellers, etc.) and would request 3-4 detailed quotes to compare the value.

    All.

    I also did call a builder to quote me on a new build. I did this to compare the cost of renovation vs the new build. Prices quoted by the builder as below

    300-350K - 26-27sq (Single storey, incl. demolition)
    450K - 35-40sq (incl. 20K demolition)

    The builder did mention that outdoor landscaping / timber deck/swimming pool would be extras with additional cost

    Like Slater, we typically renoed cheaper houses. We did a full Reno for $15k (new kitchen, bathroom, flooring, paint). We did most of the work ourselves.

    But even when we renoed our homes, which were more upmarket we still shopped around for the best prices.
    We got kitchen quotes from $25-30,000 because you are paying the salesman, their boss and also the kitchen manufacturer.
    We sourced it for $8,500 by going direct to the kitchen manufacturer.

    You can get quality without the exorbitant price tag with a bit of research and some elbow grease.
    The more you delegate the more you pay.

    @Travelbug , if you dont mind, could you please share which kitchen manufacturer(s) and trades you recommend for the kitchen reno? we are looking to reno our PPOR kitchen in SE melbourne. thanks a lot.
