    People,

Can anyone please let me know where to get the first news or notification for the latest land release in NSW ?

I've been visiting the Developer website but it is already sold out when I get there or even in the marketing office?

Here are the examples of the land package that has been snapped like crazy within the same day:
    Airds
    Jordan Springs
    Ropes Crossings
    Marsden Park
    Riverstone
    Oran Park

    .... to name a few...

I wonder how and why people already know and have bought those land before it went to the real estate website like RE.com.au and domain.com.au ?

Your best approach is to monitor development applications for the area you are interested in. That's what I did when hunting for land, however ended up buying land that came back on the market.

    See https://www.planningalerts.org.au

( edit - this can give you a head start by months as to what is coming, it also allows pre-research of blocks with best characteristics, etc. a word of caution though sometimes groups of blocks in estates get pre-assigned to builders, I guess as options - you guessed it - for selling OTP / house & land packages )

Those land subdivision you mentioned are sold directly by land Developers

    Land lease
    Urban growth
    Mirvac

Best to get on their database by signing up on their website.
