    Hi Lindsay,

    I think capital gain is the one I'm after, it would be a bonus to have cash flow at the same time ;- )

    Which suburbs are the best ones you believe?

    If it's CG and in Melb, anywhere with more than 600 sqm of land within walking distance of a zone 1 or 2 train station or eastern freeway express bus would be a reasonably safe bet (obviously NOT under a power line, next to a railway, not on a major road).

    Bought one in Durack, by using a buyer agent ;-(

    I was expecting people to select Melbourne as the most proffered city to invest... the result surprised me.

    Other than people from QLD, I am wondering why so many people prefer Brisbane o_O

    I believe general consensus is:
    • been flat for a while, due for a rise
    • affordable compared to Melb

    Due to the same reason, I don't put Brisbane over Melbourne ; -) Very interesting :p

    First thing I have to make clear here is that I am a Melb "East" person (we have a East/West divide as you have a North/South divide in Bris) ~ so all my picks are reachable from the East without obtaining a Westgate Visa to visit the other side.

    So I will leave it to others to talk about Altona, Werribee, Laverton etc

    Also, with regards to land size, smaller blocks are normal for inner suburbs - so don't think that a period home on 300sqm in a quality inner sub is bad - it's the normal size there.

    ...but there is also the question of $$$ - how much are you looking at spending?

    I do not want to mention the agent's name, as I think he has retired a few years ago.

    As I didn't know Brisbane suburbs, so I have to rely on the agent. He did run around looking for houses for me, this was his top pick at that time, but the suburb picked wrong. It's a very nice house, in a very nice street at least ;- )

    Bit more speculative (slightly lower socio-eco areas) - having said that, these areas are moving

    2 Benga Avenue, Dandenong, Vic 3175

    This one breaks my "bus or train" rule but is near a big hospital (major employer)

    Depends on budget and strategy.
    I like Brisbane because there are suburbs at a price point where I can purchase a house within 7KM of the city and add value through renovation/development. I would not be in a position to do this in Melbourne. For Melbourne, it would be an apartment and most likely further away to match my pricepoint.

    For my strategy, I ask myself the question, "am I able to create more value renovating an apartment or a house at this point in time" and for me and my current financial situation, it is the latter which leads me to suburbs in Brisbane.

    When look at the auction clearance rate, compared Sydney Melbourne Brisbane, when Sydney and Melbourne reached 80%+ few yrs ago, Brisbane was like around 30%, when Sydney and Melbourne was down to around 50%, you expected Brisbane would pick up, but not, stayed the same...

    Agreed, but south of Brisbane has some potential too.

    Of course mining in WA is going to do another cycle. Momentum will pick up in two years. Over the worst of the downturn.
