QLD Where to invest 650k in Brisbane

    Sellers market then perhaps, real ON market bargains hard to find. Maybe try a BA with some under the table listings ?


    Be mindful that the discounts of asking can sometimes be quite large

    As a guide, what is yor budget for each of the areas u mention above ?

    Rolf, I would love to be under 850 for Gordon Park/Grange. But it seems like everything being listed either needs 300k+ in Reno's or is going for over a mil. I went to a few houses this morning and compared to other suburbs, there were a significant number of people in an open.

    I don't think its felt like a buyers market for any of the last 6 months I have been looking!!! I am subscribed to alerts but the grange/gordon park has maybe 4-5 new listings in a month come out?

    $850K's got to be achievable for Grange surely.

    Maybe cast your net wider than just 2/3 suburbs...but sounds like you're focusing on a potential PPOR?

    take grange as an example

    with a median of >920 , generally props below that will have sub optimal positioning or needing big work or both.

    My BA friends might suggest you need to up your budget, or lower the expectation, or wait around a while and see where the market goes

    Agreed, for example Alderley is right next door and has some parts which are just like Grange except with better amenities & PT. Disclosure: that's where I ended up purchasing last year :)

    You hit the nail on the head. We want to live in it for a few years as well then rent it out so limiting ourselves on the suburbs.

    If I could offer you just one piece of advice...wherever you buy in the area, make sure its (well) within Wilston SS catchment.
