I’ve got a deal where I need a quick sale on two duplex units so I can move on another deal. So I need cash buyers where I’m not waiting for subject to sale. Properties seem to get lost in RE & Domain, particularly investment properties. Any suggestions. I’ve had agents on it before (when I was asking more) and to be frank they wasted a lot of my time and annoyed my tenants unnecessarily. Thoughts? I've got a week or the other deal falls through.

Have you considered short term / private lending?

Won't be cheap but I'd imagine if you're looking for a cash buyer to settle within a week then you're going to take a major haircut on price.

Subject to finance fine I just don’t want subject to sale of another property as that is a long process.

Yes major haircut on price. I’m dropping 15% off original asking price. I’m taking a loss on this one but the opportunity I have is far greater than the loss I’m taking so I’m sucking it up on this one.

The only time I have bought cash (i.e. no loan) was through RE ~ I don't know where else I would have looked.
