    Where to find BA's amongst the forums AND what to look for in one/what to not look for?

    There are plenty of good BA's here - you should be able to find them in the service directory.

    It depends on what area you're buying & what sort of property as to who would be most recommended

    I know ive read a few controversial things about binvested and Nathan birch on here but my friend seems to swear by him and has 4 properties all sourced through him. what do people think about binvested? worth it or not?

    Nathan's done well for himself. He's been successful because he seems to relate to a lot of low income individuals or mum/dad investors. He only buys very cheap units (not houses) and in low socio economic areas- as that's all his clientele can afford. Most of his tenants are on centrelink and claims his strategy is recession proof. It's not for everyone.

    Has anyone had dealings with APS buyer agency ( Australian Property Scout)? Run by Sam Gordon?

    Hi Stefan

    The best place to start is www.rebaa.com.au and as per Rolf's post. REBAA is Australia's only industry body set up for totally exclusive buyers agents ie: those of us who act for and receive fees from purchasers in an independent capacity. No REBAA members list or sell real estate and all have been through an application process that checks their qualifications, licences, insurances and backgrounds. I'd also advise looking for a BA who is experienced, and locally specific to your areas/suburbs of interest. Not all BAs are the same, so it's important that you select the right one for you. Where are you looking to purchase?

    Sam seems to be a new NSW/QLD BA set up since mid 2019 (though this isn't made clear on his website- bit unsure if he holds other licences and operates in other states?) Not a REBAA or REIQ member but has appeared in investor blogs eg: Strategic Investor of the Year 2020: Sam Gordon
    Certainly comes across as a pro-active investor in the articles, though he cites being burnt by a BA, so perhaps that's why he decided to set up himself?

    Look for a fully independent buyers agent who does not ever sell property.

    As mentioned, REBAA is a good place to start.

    I'd also recommend an agent who specialises in a specific area and who has feet on the ground. Any remote buyers agent who simply sits on realestate.com.au all day is not doing anything you can't do yourself (Victoria's restrictions notwithstanding right now).

    REBAA is always mentioned but two of the largest BA's do not seem to be members - Metropole and EmpowerWealth?

    REBAA a voluntary industry association - Buyers Agents don't need to be members.

    They also have very strict rules that members are expected to abide by in their business - so some businesses may not qualify (if they operate in a way that is not compatible with the REBAA rules) and others may decide that they can't be bothered.

    Perhaps someone from REBAA could comment on these two specific cases - I'm not aware of the history there.
